HOME BUYING FACTS TO DEAL WITH IN SUN CITY GRAND

Those ready willing and able buyers who are sitting on the sidelines and waiting for the “best time” to make a move may be ignoring the opportunities that may never come again-genuine bargains and great financing terms on the buyes’ side and little competition for those willing to take the plunge.

When properties do start going back up in value, the more expensive ones (golf course properties) are going to go up even faster.  this is the time you should be buying the most expensive property you can comfortably afford.

Sure, if you are selling a home, you are selling for less–but you’re also buying for less.  If you had a house that had a value once of $400,000 and it is now worth $300,000, you think you’re losing $100,000 in equity.  But you need to remember that the house that once had a $800,000 value is now selling for $650,000.  You make a net gain by moving up.

IT IS NOT A TIME TO BE TIMID.  NOR IS IT A TIME TO BACK OFF.

Are you in a pickle about exercise?  Try pickleball, a hybrid of badminton and tennis that is all the rage at the active adult communities and state Senior Games.

“It is good exercise, easy to learn and fun.” says David Johnson, media relations chair for the USA Pickleball Association.  “It can be played indoors or outdoors, singles or doubles, is easy for beginners to learn but can develop into a fast-paced, competitive game for experienced players.”  The game is played with a whiffle ball and large paddles, and was named for a co-inventor’s dog.

Canadians Now Top Out Of State Homebuyers

There’s a shift in who is investing in metro Phoenix homes.  Californians

 are no longer the region’s biggest group of out-of-state buyers.

Now, the dominant group of out-of-state buyers is from outside the country.  Canadians bought 405 Phoenix area houses in April, according to the Information Market.

About one-fourth of the people who bought homes in metro Phoenix during April weren’t from Arizona.

California purchased 368 Phoenix homes.  Buyers from Washington state were third with 146.

More people from the Midwest are also investing in the Valley.  Residents of Illinois, Minnesota, Wisconsin and Iowa bought a total of 332 homes.

Information Market analyst Tom Ruff believes the new makeup signals an important change.

Californians have long led the pack for buying Valley homes, and investors from that state are often speculation on the Arizona market.

But Ruff believes Canadian and Midwestern homebuyers are less speculative and will hold onto homes their purchase for much longer than Californians
